Situated midway between Glenlivet and Tomintoul and standing in a magnificent south and west facing position overlooking the peaceful Strath Avon, this substantial detached house dates back to around 1760 and was originally built for the Third Duke of Richmond as a hunting lodge.
The house enjoys spectacular views over the River Avon to the Cromdale hills beyond and has large lawns and sloping terrace garden. There is a large patio area close to the house which is ideal for summer barbecues. A lily pond and pond side patio provides a quiet place to sit and enjoy the views. The interior of the house has been modernised to a high standard and is traditionally furnished in keeping with the original character. There is an abundance of wildlife in the area including deer and rare birds. An outside rod room with salmon smoker can be made available to visitors. Salmon fishing is available in the Avon and Livet rivers and there is a well stocked trout loch nearby.
There are three patios located around the garden which are ideal for summer evening barbecues. In the winter months the house lies above the snow line and regularly experiences heavy falls of snow. It is conveniently located for winter sports at both the Lecht (12 miles) and Aviemore (25miles). The nearest railway station is Aviemore and Aberdeen and Inverness Airport are equidistant
The ground floor with en-suite shower room. On the first floor there is one double room with king size bed and en-suite bath room. Additionally there is one double with twin single beds and en-suite shower and one further double room with en-suite shower. The second floor has two single bedrooms each of which includes a hand wash basin. The w.c. is situated on the floor below. These rooms may be especially suitable for children. The house provides comfortable living accommodation with open fire, modern well equipped kitchen, utility room, separate w.c. Cooking is by electricity, oil fired central heating, fridge/freezer, automatic washing machine, tumble dryer, dishwasher, satellite tv, video, DVD player, Play station and payphone. Rents are inclusive of electricity and oil, bed linen and towels. A cot and high chair are available if required.
